Twin Dormer Roof Extension in Convted Loft, Whitefields Manchester

The family living in this large traditional house in Whitefields, Manchester needed more room to accommodate their family and home office requirements in a desirable residential area.

Large Building Project

The original loft space / height was not adequate to convert but when we extended the rear wall of the house, the rafters were extended to reach the new ridge point at the centre of the new house therefore increasing the ridge height so that the loft could be converted to give the space required. As part of the extension to the rear, the house was built out onto new foundations.

An additional dining room and fitted kitchen were added to the ground floor, perfect for family life and entertaining.

To the first floor the rear bedroom was extended and a luxury master bedroom created with an en-suite and a separate dressing room.

Dormer Loft Rooms

A significant amount of additional living space was created within the house when the loft was converted, creating three additional rooms.

The loft conversion plan replaced the old attic and provided an additional two versatile rooms on the new 'second floor'.

Dormer Windows

Twin dormer windows hold distinct advantages over a standard loft conversion. The dormer windows are built out from the roof and so increase head height and the useable floor space in the loft rooms. Dormer windows add character too, looking appealing on the outside of the property and from within.

Viewed from the rear, the windows are positioned symmetrically within the new roof and compliment the lines and design of the lower floor extensions.

We worked sympathetically with the existing house style and materials to created a third storey that compliments the property design whilst looking confident and purposefully designed.

The pitched roof dormer windows are tiled in small red clay tiles called a rosemary bonnet hipp and on the dormer cheeks and front are plain rosemary tiles.

Lead flashings discretely blend with the black wooden frames and contrast the white double glazed windows.

Opposite the dormer windows, on the front of the property we installed Velux windows. The bathroom also has a Velux window which provides light and ventilation.

Loft Bathroom

A compact loft bathroom is positioned on the landing between the rooms. In it is a shower cubicle, semi pedestal toilet and washbasin.

Central Heating

The each loft room is connected to the central heating system. In the office and playroom we installed two additional radiators per room and a heated towel rail in the bathroom.

Project Plans and Approval

The owners of this property were keen to ensure that the major changes they were making to their property were in keeping with its traditional style.

We produced plans and costings to demonstrate how this could be achieved.

Boarshurst created the architectural plans for the project that spanned all three floors of the house and included a new roof, Velux skylights, dormer windows, stairs, electric, heating and plumbing services to the new habitable rooms.

The plans and the building work were all completed to appropriate planning and building regulations standards, which were then passed/certificated by the local authority after periodic inspections. Luxury Finishes

Beautiful real wood doors (to fire standards) are installed throughout the house and solid wood flooring is used in each loft room, master bedroom and dining room.

Lighting is by ceiling inserted spotlights and natural daylight. Sliding window shutters on the sides of the dormer windows provide easy light management.

Storage space is built in to the knee walls of the rooms. Ideal for old toys, archive papers and documents, storage boxes, bags etc.
