Trussed Roof Loft Conversion in Manchester UK

We created an attractive, light spacious master bedroom with en-suite bathroom in this modern detached Manchester family home.

The entire roof was replaced and made weatherproof all within a single day, causing minimal disruption to the family home.

Trussed roof

The loft structure of the original house was constructed using a trussed frame. Trussed roofs are made up of "W" shaped loft trusses along the roof length. They are typically low in profile as this conserves materials when the property is being constructed, and modern tile design allows for shallower pitches than was traditionally required. This creates some challenges for the loft converter - though solutions are found - and the reason why using a specialist loft conversion company can be a wise decision.

Restricted Head Height

The first consideration is the existing head height in the loft space.

A quick check by our architectural surveyor who was attending to discuss options and prepare the estimate, determined the roof would need to be raised to make adequate head height.

Planning

The photograph shows a comparison between the finished property and the neighbouring property where you can see that the slope on the new roofline is steeper and the overall height higher than the neighbours.

Boarshursts experienced architectural surveyor examined the property and discussed with the client how they were hoping to use the additional space in their home and was then able to discuss options for their property, needs and budget specifically before creating all the plans.

Because Boarshurst has the skills and experience to draw up quality plans, submit them and supervise them through the approval process for planning permission there was no need to hire/pay an architect or liaise between different contractors.

Stripping and Replacing the Roof

Replacing the roof timbers was completed in a day.

With an early start and a sizeable team we stripped the existing roof tiles, lats and truss frames back to ceiling level.

The new attic trusses were then lifted onto the roof using a crane, then fixed in position and a breathable waterproof membrane applied to prevent water ingress.

Replacement attic trussed are "A" shaped. The set of frames we had manufactured added the internal room height and necessary structure.

The Velux windows were installed and the roof was re-tiled.

Loft Stairs

The design of the loft stairs took into account the need for compliance with Building Regulations, efficient access points, minimal disruption to lower levels, and efficient use of space.

A 180-degree turn (double kite-wind) loft staircase was designed which exited the landing at one end and doubled back over a new storage area. The entry point into the loft was contained to one side of the house, whilst on the other we installed the en suite.

En Suite

Luxury Loft Master Bedroom

We designed the en suite to provide maximum functionality within the space available. This means the occupants of the loft have no need to go down a floor to use any of the family bathroom facilities and have everything they need in their private en-suite in the loft.

A complete metal framed shower cubicle fits into the far corner making maximum use of head height. The curved enclosure is fitted with clear sliding doors.

The toilet and washbasin are in a contemporary white design and a pair of heated towel rails and a ventillation fan ensure dry and comfortable bathroom use all year round.

The bathroom is tiled to ceiling level with a contrasting tile floor.

Master Bedroom

The loft master bedroom is almost the length of the house and provides significant living space. Entering the room the eyes are drawn to the multiple roof windows along the roof sides, and to the elegant fitted wardrobe system at the far end of the room.

Opposite the central area for a bed is a radiator that runs off the existing heating system.

Storage Areas

Additional, discrete storage space in the knee wall has an access door, and overhead via a centrally placed loft hatch.
