Manchester Dormer Loft Conversion

This example shows a double bedroom dormer loft conversion which is now possible without the need to gain planning permission.

The roof dormer extension is to a Semi-Detached family home in Chorlton-cum-Hardy, South West Manchester.

Space and Light

Boarshurst was able to create this inviting contemporary additional dormer bedroom in a semi detached house in Manchester.

To make the room spacious and light a dormer was added to the rear and two adjacent velux windows were placed in the pitched front roof which is insulated and boarded down to the eaves level.

The lower level velux is the emergency access model and the higher velux is a rooflight selected to fill the room with natural light and gain head height also.

The dormer which adds valuable head height to room was fitted with a "flat roof" (these actually slope around 1% to drain water!) with a separate 20 year guarantee on the roof fitting and materials.

To keep the stairwell light, airy and stylish, a feature window in obscured glass to the clients design specification was installed.

Access and Storage

Pine stairs were fitted rising from the first floor to the new loft landing.

With the use of the kite wind stair techniques (where the stairs turn to double-back mid flight) they were space efficient and it was not necessary to lose any space from other rooms to fit in the stairs.

Boarshurst create and install specialist bespoke loft stairs. We carefully measure on-site before creating the stairs off site in a workshop environment.

During the specification visit we checks all necessary measurements against the design solutions and co-ordinate with the installation team so the stairs arrive at precisely the right time in the building work schedule.

Manufacturing the stairs off-site usually takes 1-2 weeks and once delivered to site our loft team of qualified joiners ensures a true and efficient fit that complies with building regulations.

Wherever possible we ensure the new loft stairs match the design of the existing staircase. In this case by providing matching banister and spindles.

Taking advantage of space on the landing outside this loft room a useful storage room with access door was created allowing the occupants of the contemporary new room to hide away any clutter!

Loft Accommodation

The finished loft conversion became a large double bedroom with a separate storage room and en-suite bathroom (large shower cubicle, wc, washbasin storage cupboard and tiling). The extension and conversion was completed in 8 weeks.

The loft was added into the existing combi-boiler central heating/water system to allow fitting of a radiator and heated towel rail.
