Adding Space with a Roof Extension

The late 1960's single storey single storey bungalow sits its large plot surrounded by a garden patio, flowerbeds and large grass lawn.

Design Ideas

The dormer design ideas for a large bedroom with en-suite were based around a budget that provided great value for money, minimal possibilities for planning objection.

We achieved this within budget and have a very pleased client.

Design Plans

Our design plans made maximum use of the internal space to show how a double bedroom and fully equipped en suite plus a stairwell from the ground floor would fit.

The depth of the dormer rooms spans from the plane of existing exterior wall back to the approximately the ridgeline.

The height of the rooms is in keeping with the other rooms in the house and by installing down lighters instead of pendants; we maintained the spacious and airy feel of the rooms.

Large Dormer Bedroom

Pitched Roof Dormer

The dormer is unusual in having a pitched forward facing roof. The bungalows high ridgeline gave us an opportunity to provide a design that worked to maintain the curb appeal of the property given the conservatory extension also had a pitched roof.

By avoid a flat dormer roof we were able to keep the exterior lines of the building flowing in the same manner as the conservatory roof. The picture shows how the dormer extension was built to a plans specifically designed to compliment the existing conservatory in both pitch and colour.

The client chose a modern material for the dormer exterior covering, a UPVC boarding which is available in a number of colour and design options. UPVC boarding has the additional advantages of being extremely versatile, low maintenance properties and it is relatively low cost.

Dormer Windows

Luxury Dormer En Suite Wet Room

3-Panel double glazed dormer windows with 2 openers were selected to maximise natural light into the bedroom and meet structural / design requirements.

The dressing room and en suite also have opening windows. The en suite has an additional gable end window formed in the existing brickwork on house side.

Natural light illuminates the stairwell by via a small roof window (see above the dormer) and gable end window.

En-Suite Bathroom

The size of the loft area allowed for a luxuriously large en suite with style concept around creating a wet room.

The room size easily accommodates both a walk in shower and full sized bath that run parallel to each other. The stylish shower has chrome and steel upper frame and an extended white, curved drip tray as abase. Shower walls between these are clear and curved and allow uninterrupted sight of travertine wall tiles. The same tiles that line the walls to mid point also form the tile non-slip floor and the plinth bath frame.

By installing a semi-pedestal toilet and washbasin, the base of these units remain uncluttered and easy to clean, and the overall effect is of an increase the sense of space.

Dressing Room

Between the bedroom and exclusive en suite is a stylish dressing room. The room has fitted cupboards from the Howdens bedroom range which match the bedroom furniture. Natural light is from a rear view window and a dimmer switch to ceiling down lighters give additional light controlled if required.

Central Heating

The existing comb boiler had sufficient capacity not to require replacing. The bedroom has a radiator installed under the three-pane window system and the en suite bathroom has a combined chrome / enamel towel radiator. This with the latest insulating materials installed to current energy safing specifications will keep the bathroom warm and dry even on the coldest days.
